    What to Check Before Drywall Goes Up

    For a few days, everything that will be hidden for the life of your house is standing in front of you, uncovered. Then the drywall goes up and it is gone. This is how to use that window.

    The one walkthrough that cannot be repeated

    Most construction decisions can be revisited. This one cannot — not without cutting open a finished wall.

    Once drywall is hung, the wiring, the pipes, the ducts, the blocking, and the insulation all disappear behind a surface that will be taped, floated, painted, and trimmed. Correcting anything behind it stops being a conversation and starts being a change order.

    Your builder knows this, which is why the pre-drywall walkthrough is a real event on a professional schedule. What they may not do is tell you what to look at. That is the gap this guide fills.

    A note on timing: the walk you care about happens after the mechanical trades have roughed in and after insulation, but before the first sheet of drywall is hung. Some builders will walk you through twice — once at rough-in, once after insulation. Take both if offered.

    Before you go

    Bring the plans. Not on your phone — printed, if you can, because you will want to hold them against a wall and point.

    Bring a tape measure, a flashlight, and something to write with. Wear closed shoes. Expect the site to be cold, loud, and full of things at shin height.

    And go in knowing that you are not there to inspect workmanship — that is the inspector's job and your builder's. You are there to check that what is in the walls matches the way you intend to live in the house. Nobody else in the process can do that part.

    When is drywall scheduled, and when can I walk the house before it starts?

    Electrical — the one you will notice every day

    This is where homeowners find the most, because outlet and switch placement is pure lived experience and no plan survives contact with real furniture.

    Walk every room. In each one, stand where you will actually stand.

    • Outlets. Where does the bed go? The desk? The Christmas tree? The vacuum you plug in at the end of a hallway? Count outlets against your furniture plan, not the floor plan.
    • Switches. Walk in the door in the dark. Is the switch where your hand goes? Check which switch controls what, and whether you want three-way switching at the top and bottom of stairs or both ends of a long hall.
    • The panel. Confirm it is somewhere you can reach — not behind a future shelving unit — and ask whether spare breaker spaces have been left.
    • Exterior and garage. Soffit outlets for holiday lighting, a garage outlet where the freezer will go, and something at the front and back doors.
    • Future loads. If an electric vehicle or a solar system is even a possibility, the moment to run conduit is now, while the walls are open.

    Is the electrical service large enough for what we might add later, and can we reserve extra breaker capacity?

    VERIFY BEFOREBefore insulation. Once batts or foam go in, the walls are effectively closed even though the drywall has not arrived.

    Plumbing — test it, do not eyeball it

    You cannot see a slow leak. The system has to be tested.

    • Pressure test. Ask whether the plumbing has passed its pressure test, and ask to see the result rather than hear about it.
    • Fixture locations. Check the height and position of every sink, toilet, shower valve, tub filler, and hose bib. A toilet rough-in that is two inches off is invisible now and permanent later.
    • Shower and tub. Confirm the valve height and the shower head height against the people who will actually use it.
    • Hose bibs. Walk the exterior. Is there one where you will actually drag a hose?

    HVAC — comfort is decided now

    Duct routing is the difference between a house that heats evenly and a room you fight with for a decade.

    • Supply registers. Every room should have one. Check the corner bedroom and the room over the garage especially — those are the rooms that end up cold.
    • Return air. Returns are how the system breathes. Ask where they are, and whether any bedroom that will have its door closed at night has a return path.
    • Equipment sizing. Ask whether a load calculation was actually performed for this house, rather than the equipment being sized by rule of thumb.
    • Access. Filters and equipment need to be reachable by a person, not a contortionist.

    Low voltage — the cheapest thing you will ever regret

    Network cable, camera runs, speaker wire, and access-point locations cost very little while the studs are exposed and are genuinely painful to add afterward.

    Even if you are not sure you want them, running conduit or a pull string to a few locations costs almost nothing now.

    What wiring should we install while the walls are still open?

    Blocking — the five minutes that saves you a decade

    Blocking is solid wood added between studs so that something heavy can be screwed to the wall later. It is nearly free during framing and awkward forever after.

    Walk the house and think about what will hang:

    • Televisions, and the shelf or console beneath them
    • Upper cabinets, floating shelves, and closet systems
    • Towel bars, robe hooks, and — if anyone in your future might need them — grab bars beside the toilet and in the shower
    • A heavy mirror, a headboard, a swing arm lamp

    Insulation — look before it is covered

    If insulation is already installed when you walk, look at it properly.

    You are checking for completeness rather than craft: gaps at the top and bottom of bays, batts compressed behind wiring instead of split around it, missed cavities behind tubs and showers, and the corners where two walls meet. Exterior walls, the ceiling below an attic, and any wall against the garage are the ones that matter most.

    The photographs you will want in ten years

    This is the part almost everyone skips and almost everyone later wishes they had done.

    Photograph every wall of every room, straight on, before insulation and again before drywall. Include something for scale and get the corners in frame. You want to be able to answer, years from now, “is there a pipe behind this spot?” before you drill.

    Do it room by room and label as you go. A folder of two hundred unlabeled construction photos is nearly as useless as none.

    • Every wall, straight on, in every room
    • The panel, with the door open
    • Ductwork, especially where it turns
    • Plumbing runs before they are covered
    • Truss and framing tags where visible

    The order things disappear

    Rough-ins go in. Then insulation. Then drywall. Each step closes the one before it, and the window narrows the whole time.

    If you can only do one walk, do it after the mechanical trades have finished and before insulation is installed. That is the moment when the most is visible and the most is still cheap to change.
